Age Requirements: You must be 25 years or older to rent Red Oak Lodge. Children 3 and under stay for free!  Red Oak Lodge is intended and created for a family atmosphere.

This is NOT a party house!  Our vacation home is furnished with the finest amenities and equipment.  If you are looking for a place to party with your friends, please look elsewhere! Excessive noise levels or any property damage will be prosecuted to the fullest extent of the law!

 

Minimum Stay Requirements: There is a 2 night minimum stay required except on holidays when there is a 3 night minimum stay. If requesting either Thursday/Friday or Friday/Saturday weekend stay, both nights will be charged at the weekend rate.  Friday night is a requirement for any weekend booking.  An additional 6% lodging tax will be added to rates.

 

Occupancy:  Rates for the RED OAK LODGE are based on six-person occupancy.

RED OAK LODGE can accommodate up to 10 guests. Rates for the additional guests are

charged $25 (per person) for anyone over 3 years of age. Absolutely no additional visitors

permitted unless it has been discussed and approved by the Owner! Failure to comply will result in additional charges per guest.

 

Rates & Tax:  Reservations are to be made by contacting the number on the website.  50% of total rental fee is due at the time of making a reservation.  Remainder is due 30 days prior to check in day. Full payment is required if reservation is made with 30 days of check-in.  We reserve the right to cancel a reservation due to non-payment. Part or all of the deposit may be forfeited if payments are not made in a timely manner. Rates are per night.  A 6% lodging tax will be added to the rates.  Please mail the appropriate down payment check, money order or credit card number along with the completed rental agreement to the business address shown on the rental agreement to HOLD a reservation!

 

Check In:  Check in is at 4:00 p.m. We work diligently to have your cabin ready for you right  at 4:00 PM, but there are rare occasions when additional cleaning may be required or when you’re hot tub may not be fully heated until later that night. There is no refund in these situations.

 

Check Out:  Check out is at 11:00 a.m.  Sorry, we are not able to accommodate late

check outs. The owners greatly appreciate guests following ALL instructions provided for amenities and cleanup. Please make sure all cabin doors are LOCKED upon departure.
 

Smoking:  Smoking is NOT permitted inside the cabin or in the hot tub.  A $500 cleaning fee will be added to your bill if smoking was detected in the Lodge. Please do not discard cigarette butts anywhere on the property!!!

 

 

Cancellations and Refunds:

 

General Cancellations:  Cancellations within 30 days of check-in time will only receive a 50% refund minus a $75 processing fee.  Cancellations sooner than 14 days from Check In date will not receive a refund.  In the event of an early departure for any reason, we cannot give any kind of refund.

 

Malfunction of equipment:  We do our best to make sure all amenities are in good working order. Occasionally, electronics, satellite, and other mechanical equipment will malfunction. We will do our best to repair these items in a timely manner.

 

Hot tub:  Because of hot tub cleanings, the hot tub may need a few hours to heat to its full temperature after you arrive. We ask that you follow all guidelines and policies regarding use of amenities in order to keep them functioning at peak efficiency.  We ask that you please be patient in the event that this may happen.

 

Extermination/Insects: The lodge is located in a rural area, which is surrounded by woods.   As a result, there may be some insects in or around the lodge at times. Please be aware that the lodge is exterminated on a regular basis and that we instruct all guests to keep all doors and windows closed at all times.

 

Weather/Power Outages:  Bad weather conditions may make travel to the Hocking Hills difficult. In addition, occasional power outages or other "Acts of God" that are outside of our control will not result in a refund of any monies paid.  We will do our best to make your stay comfortable. We will make an effort to reschedule your stay within the same season/days of the week.

 

Driving Conditions:  Hocking County is a very rural county with curvy and hilly roads which requires cautious driving. The roads leading to the Red Oak Lodge are paved and maintained by the townships. On occasion, especially in winter months, roads and/or driving conditions may be treacherous. At these times, 4-wheel drive is absolutely required. Some roads (driveway to Red Oak Lodge) are steep and will require 4-wheel drive during inclement weather or any significant snowfall.
 

Damages: We, the owner’s of the Red Oak Lodge have designed and furnished our cabin with the highest quality materials and amenities. We expect that our guests will respect the inside, outside and surrounding property at all times. We reserve the right to charge you for any damages or excessive cleaning needed from your stay. If you notice any problems upon checking in, please let us know immediately to avoid any damages being charged to your account. This is a Custom built Log Cabin with top-of-the-line furnishings. It’s not your typical Log Cabin.

 

Lodge Safety Rules: For your safety, we post Safety Rules around the Lodge and property. Please abide by these rules as we want you to have a safe and happy stay! Red Oak Lodge is NOT responsible for injury or damage to you or your property!
 

Hunting: Absolutely NO hunting of any kind is permitted anywhere on the property.

 

Firearms/Guns: Absolutely NO shooting firearms or guns on the property.

 

ATV's/motorcycles: Absolutely NO all terrain vehicles, 4-wheelers, motorcycles or other recreational vehicles may be used on the property at any time. Only the use of motorcycles as a mode of transportation to the cabin may be used.

 

Pets: We do NOT accommodate pets at anytime in the cabin or on the grounds. No exceptions!

 

Appropriate Behavior: Although Red Oak Lodge is located on 10 secluded acres, it is still in a residential area. Please respect other property owners/neighbors in the area. For your convenience, property markers have been set around the perimeter of our property.
